Happy New Year!

2010 was an exciting year..! It was my first year as a dad.

Natalie is really growing and has already developed her own little personality. Its amazing how fast she is changing. Click here to compare the picture of her on this blog post to the one from last year.

Noelle, Natalie and I had a great Christmas with our families. I don't think that Natalie understood what was happening on Christmas morning but she liked the shiny wrapping paper that her gifts came in and always seemed surprised when she found a new toy under the paper. She got way too many toys! At this time of year, I always feel so thankful for all we have been blessed with. We have amazing family and friends and are so grateful for all their support this year.

For the third year in a row (click here to read more) Noelle and I decided to donate money to a local charity rather than to mail Christmas cards to everyone on our mailing list. This year we donated to the Railey Realty Christmas Family's Project where we helped seven local family's provide a good Christmas to their children.

The families were selected by two local companies, Service Coordination and the Abilities Network. The families remained anonymous to us but we were told that they live in Garrett County and were all good people who were just in the need of a little help. The goal was to provide each family member with a Christmas gift as well as provide the household with everything needed to prepare a Christmas meal.

I was out of town and not able to attend the gift wrapping party but it was a success. Adam Cowgill of Capstone Home Inspections provided lunch from Ledo's Pizza and everyone had a great time. See the pictures below.

I would like to personally thank Jennifer Cowgill of Railey Realty for spearheading this project. She took the initiative and helped seven Garrett County families have a Merry Christmas.

Our Christmas families project was a huge success again this year. We were able to purchase gifts and Christmas dinner for 7 local families in need. 6 of these families were chosen by the Abilities Network and Service Coordination, both local organizations that assist people with disabilities. Family 7 was recommended to us by the guidance office at Northern Middle School. Adam and I personally delivered everything to this family, and they were VERY grateful. We have received thank you's from many of the other families, including the voice mail that I forwarded yesterday.

We raised a total of $3,588.34. This total included $1,382.34 collected from agents and employees, $250 from ServiceMaster, $1,000 from Railey Realty, and $956 from 50/50 ticket sales. Bonnie Butler sold the most 50/50 tickets. She sold $337 in tickets! Rich Orr won the 50/50 drawing, and very generously donated his winnings back to the fund. Russell Bounds purchased gifts and dinner for one entire family. Terry Boggs donated several pieces of nice used furniture to the families. One family had requested heating oil, and Bill was able to get Oakland Oil to donate 100 gallons. (Railey Realty also purchased 150 gallons for this family) CN Metals donated the use of a delivery truck to deliver the larger items, as well, Rich and Adam delivered these items. Laura was also a great help in organizing this event. Thanks to all of you, we were able to help many families have a great Christmas this year!!

If you have any suggestions for next year regarding Thanksgiving and Christmas, please let me know. Hopefully we can get started earlier next year!

The County Fair at Deep Creek Lake - Jon Bell

It was fair week in Garrett County, MD.

I don't usually put stuff on my blog about the Garrett County Fair as I am not the biggest "fairgoer" in town... If its a sunny day in August (the fair is always in August) and I don't have to work, I usually prefer to go out on the lake...

But, this year is different. In case you are not an avid Deep Creek Real Estate Blog reader you should know that the events of November 28, 2009 completely changed my life (my daughter was born). Over the last few months I have gotten to know my little girl, Natalie Paige, (aka "peanut") pretty well and know that she loves animals...

From the first time she saw a dog I knew that this kid would love the fair.

The Garrett County fair is like most other fairs that I have been to...It has rides, games, and food galore, but it also has a huge agricultural display section. Barns upon barns of animals.

Living on the lake I pass several farms on the way home from work everyday. It is a safe assumption that Natalie has seen cows and horses from the car window but not up close. When we first walked into the goat barn she seemed a little overwhelmed by the sheer number of animals in sight. It was like she couldn't decide what to look at first. A kid on Christmas morning staring at all of the toys. It didn't take long for her to relax, smile, and try to pet every animal within arm's length.

At eight months old I am not sure that she will remember her first trip to the fair, but it was a fun night.

If you ever get the chance to attend the Garrett County Fair, you have to try the local foods. The Rotary club makes the best french fries in town. My Thursday night dinner included some Rotary fries, a cheeseburger from the Northern High School athletic club and a milkshake from the FFA booth. My sister-in-law's boyfriend, Jeremy, who may have also been a little overwhelmed by the fair animals (he is in town from San Francisco) had 2 orders of fries, a cheeseburger, some pizza, 3 Mountain Dews, a corn dog and a funnel cake. He didn't get out of bed the next day till 1:00pm. Jet lag, food coma, whatever... Welcome to Deep Creek Lake!

"I think consumers today are more aware," explains Pam. "They’re more careful about resources and not wasting them or their money. Fractional ownership is directly in line with this thinking and is inherently green. We’re building one house for multiple owners, thereby reducing the number of vacation homes built and creating an efficient use of resources. The homes do not sit empty for long periods of time, and owners save a lot of money on their initial investment as well as ongoing expenses such as utilities, property taxes, insurance and upkeep. Perhaps most importantly, they’re sharing their home with like-minded owners, not renters who often have little or no emotional or financial investment."

How does fractional ownership work? Buyers purchase an individually deeded share of the home, acquiring actual “bricks and mortar” ownership instead of mere prepaid vacation time as in the case of timeshares. All of the hassles of second home ownership, such as housekeeping, maintenance and bill payment, are handled by Pam and her management company, making your home truly a place for rest and relaxation. Owners are billed quarterly for their share of expenses and Pam makes sure the home is ready for their arrival. The homes are available to each of the owners for a minimum of 7, 8 or 10 weeks per year depending on which of the three available properties is purchased. There are no pre-set vacation times. Owners make reservation requests twice a year for their allotted usage of the home; but, if additional time is available, they may book it, upping their stays at Deep Creek Lake with no additional cost other than the housekeeping fee.

The Lodge at North Shore is a beautiful five bedroom home which includes three master suites, five full baths and two half baths. There are three individually locking owner storage areas where you can keep your personal belongings on site and a chef-ready kitchen with 2 dishwashers, a 4’ refrigerator and a 6 burner range. July 4th 2010 at Deep Creek Lake - Jon Bell

This marks the third year that I have recorded the grand finale of the Deep Creek Lake July 4th fireworks show, Fire On The Mountain, and posted it on my blog. The fireworks were set off from the Wisp Resort in McHenry, Maryland. This year the weather was absolutely perfect all weekend, with not a cloud in the sky. My friends and I watched the show from my parents' pontoon boat while anchored in the McHenry Cove. It was a great day!

We anchored the boat in front of the Sunplace Community on Deep Creek Drive and tied up to a couple of our friends' boats. I took the video below of all of the boats in McHenry Cove just before dark. Pretty cool..!

Today is the first day of summer 2010 and it is absolutely beautiful at Deep Creek. Below are several pictures I took of the waterfront area of the Villages of Wisp community.

Deep Creek Lake Water Level Lowered. Ice Hazards Exist!

The Deep Creek Lake water level has been lowered in order to prepare for this week’s snow melt. According to Yahoo Weather, it is currently 50 degrees here in McHenry, MD (Deep Creek Lake) and the temperature is to remain in the 50's, with a chance of rain, for the remainder of the week. Because of this unusual situation, the Maryland Department of Natural Resources is advising that all Deep Creek Lake users take extra caution when on or near the lake for the rest of the winter season.

Randy Garletts, a compliance specialist for Brookfield Renewable Power, gave me a public notice flyer this week and asked that I post it on my website. The flyer reads "Record snow fall is likely to result in above-average Deep Creek Lake water levels as warmer temperatures melt the snow pack. In an effort to mitigate the impacts of rapid snow melt, Deep Creek Hydroelectric, in collaboration with state agencies, is lowering the level of Deep Creek Lake by two feet between March 1 and 4."

Lowering the water level has created an air gap between the ice and water, which will make the ice much more vulnerable to cracks and shifts. This is very dangerous for snowmobilers and ice fishers. A friend of mine was snowmobiling on the lake last weekend when the ice shifted and cracked allowing him to fall into the water. Many people believe that the ice will only shift or crack when walking or riding at slow speeds and that they will be fine to snowmobile at high speeds over weaker sections of ice, but this is not the case. My unnamed friend (he was embarrassed) told me that his accident happened while he was traveling at speeds over 60 miles per hour. He was very lucky that the portion of the lake where he was traveling was only a few feet deep and he didn’t get hurt, just very cold and wet. With the help of several friends he was able to pull the snowmobile out of the water and ride home.

Brookfield's public notice also warns that the lower water levels and warmer temperatures may result in the following dangers:

* Ice that cracks or suddenly shifts as additional weight is applied.
* Ice that shifts, lifts, and/or settles creating unexpected ridges.
* Ice slabs that break off near the shoreline creating open water between the stable interior ice and the shore.

Wisp local makes a big hit the 2010 X Games - Jon Bell

Tom Wallisch, originally of Pittsburgh. PA, grew up skiing at the Wisp Resort in Garrett County, MD and just took 8th place at the 2010 X Games Men’s Ski Slopestyle Finals.

2010 was Tom’s first appearance in the X Games but he has been making a name for himself on the extreme snow skiing scene for several years. Just before the X Games event, Nicole Dreon posted an article on ESPN.com naming Tom “one of the most dominant slopestyle competitors on the planet.” Nicole’s article also mentioned that Tom got his start to skiing as a “weekend warrior with no formal skiing background” at the Wisp Resort. I never got the chance to meet Tom but my friend Rich Orr remembers him as one of the first Wisp skiers to wear the super baggy ski pants. Rich wondered how Tom could jump, and land, on a rail like he did with the back of his pants hanging almost to his knees.

Those who missed the X Games should be sure to check out Tom’s appearance at this weekend’s Dew Tour Finals in Mount Snow, Vermont. The Mount Snow Dew Tour is scheduled for Feb 4th – 7th 2010 and is the last slopestyle ski completion before the Olympics. Garrett County Avoids Hotel Tax Increase - Jon Bell

In 2009 there was a Garrett County movement and proposed bill to increase the hotel tax from 5% to 8%. This tax also applies to the numerous vacation homes that are for rent in the Deep Creek Lake and Wisp Ski Resort area. Many local business owners and second home owners fought this bill in fear that it would deter people from vacationing/renting in our area.

The 5% tax currently generates about 1.5 million per year. The county commissioners and officials were hoping to use the higher tax for "economic deployment and tourism promotion". But after review, the community feared the tax would decrease the number of yearly tourists, reducing rental income and taking away from the pool of vacationers who frequent our restaurants, shops, marinas, etc...

Last Thursday, county administrator Monty Pagenhardt, announced that the Garrett County commissioners rejected the request to increase the tax.

2009 Deep Creek Lake Real Estate Sales – Jon Bell

So 2009 is over, and the big question is... “How were real estate sales at Deep Creek Lake?”

I did a little research and found that 254 residential properties sold in Garrett County in 2009. Not bad… From what I can see the lowest price was $2,500 for a timeshare unit at Lakewood Village, and the most expensive sale was $1,999,999 for a pretty amazing lake front home.

I also found that Railey Realty is #1 in the Garrett County, MD area for real estate sales (See graph below).

Snow, Snow & More Snow @ Deep Creek Lake – Jon Bell

I sold my snowmobiles…! Why…?

The day I sold both of my Polaris snowmobiles I figured it would be just my luck that we would have a snowy winter…

With the new baby and all of my other hobbies I decided to sell both of my snowmobiles, my snowmobile trailer and my boat to buy a better, more family friendly, boat this summer. I was happy with my decision until it started to snow… I became more unhappy with my decision when the snow didn’t stop.

It's kind of neat to be able to say that it has snowed every day this year. Maybe Frank Roylance of the Baltimore Sun will quote me saying that in his next article about the weather in McHenry, MD. :) Click on the following link to read Frank's most recent post “Need snow? How Much Snow Is On The Way?
The local radio station WKHJ 104.5 reported that we have already had 78 inches of snow this season and more is on the way. It was snowing a little this morning when I left the house but it is pretty calm now. The National Weather Service webpage for McHenry MD is currently reporting a 100% chance of snow this afternoon, 100% chance of snow tonight, 100% chance of snow Friday, and a 70% chance of snow on Saturday. It should finally clear up on Sunday. From what I am reading, we may get another 12 inches.

I have my snowboard ready and am headed to the Wisp this afternoon!

Merry Christmas from the Bell family - Jon Bell

Merry Christmas and welcome to parenthood Mr. Bell!

Noelle and I received our Christmas present a little early this year. Our first child, Natalie Paige Bell, was born on Saturday November 28th, 2009 at 3:33pm. Natalie was 7 pounds, 5.2 ounces, 19 inches long and as cute as can be.

Before Natalie arrived, Noelle and I read the books, talked to the doctors, googled everything we could think of about babies (including how to merge pictures of us online to see what the baby would look like http://www.morphthing.com/) and planed how we wanted the birth to go.

When November rolled around we were mentally and physically ready to take the first step into parenthood. Our plan was to keep everything as simple and natural as possible.

About 24 hours into labor Noelle had consumed a doctor prescribed sleeping pill, an IV full of Pitocin (to induce labor) and an epidural... so much for natural. Around 2:30pm on the 28th the doctor told Noelle and I that due to some minor complications the baby was ready to come out and that he would need to perform a last minute c-section. Noelle and I were getting our first taste of parenthood and learning to be flexible.

A few days after we got home from the hospital I told my friend Tommy the story of Natalie’s birth and he just laughed. Tommy has a very unique way of looking at the world and several daughters of his own. He's seen it all.

After hearing my story Tommy's first questions was “You knew you were having a girl, right?” I said “Yeah.” He responded, “Have you ever meet a woman before?” I said “Obviously.” Then he said something that will probably prove to be great advice “Why did you plan anything? Your daughter is like every other woman in the world and will do whatever she wants wherever she wants no matter what you plan... You have a lot to learn.”

Natalie, if this website is still around when you learn to read and you happen to find this blog post (I imagine that my Deep Creek Lake Real Estate post will be pretty boring for you) you should know that you are my best Christmas gift ever. Thank you for joining our family. Your mom and I are truly blessed to have you in our lives. We love you!

As for Christmas cards, Noelle and I decided to stick with our Christmas card plan from last year (click here to read more). We are only mailing Christmas cards to immediate family members and a small group of close friends. We plan to donate the money saved to a local charity (probably the Garrett County Rotary Club). We hope that this simple act, done in the spirit of Christmas, will help the environment by reducing waste paper and allow a neighbor have a better holiday season.

10% Down Financing is Once Again Available on Second Home Purchases at Deep Creek Lake – Jon Bell

John Simson of MLend called me yesterday to let me know that 10% down financing on second home purchases at Deep Creek Lake, MD is once again available. Most buyers that I have talked to this year didn’t understand that it was not the banks that stopped this type of financing… it was the mortgage insurance companies.

Almost all lenders (if not all lenders) require mortgage insurance on the properties that they finance. Mortgage insurance (MI) aka Lender Mortgage Insurance (LMI) aka Private/Primary mortgage insurance (PMI) is set up to insure the lender or bank against stop payment loss and is used to help offset the lending institution’s loss if the mortgage is not repaid. Banks often will not approve a prospective home purchaser’s loan without this type of protection coverage. The loan is viewed as too risky.

As you can imagine, the mortgage insurance companies that didn’t go out of business due to the recent real estate crisis tightened their belt on mortgage insurance coverage policies and would not issue MI to banks/borrowers attempting to acquire 10% down second home loans.

The optimistic outlook of this new financing change is that the real estate market is improving. Mortgage insurance companies are not considering the Deep Creek Lake area second home market to be a risky (declining) market. According to John Simson of MLend, this particular lender and mortgage insurance company “reference their opinion that the market is stabilizing, and now only designate Arizona, California, Florida, Michigan, & Nevada as declining markets. They removed 63 markets from their declining market list.” John states that, “it is nice to see guidelines moving in a positive direction.”

The loan criteria is as follows:
The loan can not exceed $417,000.
Borrower must have a minimum credit score of 720.
The property must be a single family dwelling.
Interest rates as low as 5.25% with 0 points

2009 SavageMan Triathlon Festival at Deep Creek Lake, MD

The third annual SavageMan Triathlon Festival will take place at Deep Creek Lake during the weekend of September 19th - 20th, 2009.

The event begins at Deep Creek Lake State Park on Sunday, September 20th. Swimming spectators should plan to be at the state park by 8:00am.

People are starting to buy again. - Jon Bell

We have a dry erase board in the hallway of the Railey Realty office where we keep track of current pending sales. Needless to say, sales have been slower this year and the board has had quite a few blank lines. But recently things have changed. When I was walking by the board this morning, I noticed that it was filling up. It is now well over half full. What’s going on?

While looking at the board I noticed:
Railey Realty currently has 30 of their listings under contract (sale pending) and 9 contracts on properties from other local real estate offices.

That’s not bad…

Even more interesting:
I keep an excel spread sheet to monitor my personal sales for the year. So far in 2009, I have sold (closed) 15 properties… but… I currently have 19 contracts. I have done more business in the past 45 days then I did in the first 5 months of the year.

So, why are people starting to buy again?

There are a number of reasons:

2) Prices have come down. Follow pricing and new listing updates on my Twitter page at the following link: http://twitter.com/DCL_Realtor

3) Interest rates are still low. Jerry Merrick from the local BB&T sent me an email this morning stating that he has 30 year fixed second home loans as low as 5.25% with no points.

4) Closing costs are lower. Banks are reducing lender fees and loan application fees.

5) Appreciation. Who knows when, but if we are at the bottom now, you will start to see home sales prices go up again sometime.

6) This is the most important - The Deep Creek Lake area is a truly amazing place! If you can afford it, why wouldn’t you want to own a second home here?

Darvin Moon of Oakland, MD is currently the Chip Leader in the 2009 Annual World Series of Poker, with $9,745,000 in chips. In 2008, Peter Eastgate ended up beating 58,000 players, to win $9 million in the main event. As I am writing this, the World Series of Poker website reports that there are only 63 players remaining between Darvin and the main event pot. Update 7/16/09 10:10am: Darvin Moon is still the chip leader with $58,930,000 in chips and has made the coveted November Nine. This is the second year I recorded the grand finale of the Deep Creek Lake July 4th fireworks show, Fire On The Mountain, set off from the Wisp Resort in McHenry, MD. It was a little cloudy during the day but the sky cleared out and it was a great night for fireworks.

This year I watched the show from the front lawn of the house Railey Realty has for sale at 1499 Deep Creek Drive. This is a pretty amazing home with one of the best level lakefront yards I have been on. The house looks across Deep Creek Lake to the Wisp Resort. The sunset was almost as good as the fireworks show.

Aqua Mountain Construction Suspended – Jon Bell

An April 21st 2009 press release noted that after five years of planning, the Deep Creek Lake area developer Jonathan Kessler, announced that the Aqua Mountain water park construction project has been suspended.

Kessler admits that the chances of success for a water park project of this size in Garrett County, MD were a “lofty goal to achieve” but he had high expectations. When he first began the project in 2003 there were only 30 indoor water park resorts in North America but today that number has grown to 132. The success of these new water parks is attributed to “aggressive leveraging” with public and private partnerships which could not be created in Western Maryland.

Even with this setback the project has still been a success. On a portion of the Aqua Mountain site Kessler has already built the Lodges at Sunset Village. This log cabin style hotel is scheduled to open on June 29th 2009. The hotel is comprised of fourteen (14) high end log cabins that can accommodate up to 130 guest in 21 suites. Cabin sizes range from 512 sq. ft to 1,400 sq.ft.

Attention Developers: Kessler has also improved the nine acre Deep Creek Lake and Wisp Resort view building site located along Rt. 219 with an SHA entrance, public sewer and utilities. The property has over 600 feet on Rt. 219 (the major traffic artery in the Deep Creek Lake area) and provides many commercial/residential opportunities. Has the next real estate boom already started? – Jon Bell

In the movie Charlie Wilson’s War, Phillip Seymour Hoffman’s character tells the story of a village Zen Master who observes his people celebrating because a young boy was given a horse. When the town tells the Zen Master how wonderful the gift is, he simply responds by saying “we’ll see.” Later the boy falls off the horse and breaks his leg. The town thinks that the horse is cursed and tells the Zen Master how horrible the situation is. Again, the Zen Master replies “we’ll see.” Later, a war breaks out and the boy can’t go off to fight because he has a broken leg. The town celebrates the fact that the child will not have to fight. When asked his opinion the Zen Master once again responds by saying “we’ll see.”

Real estate author Frank Cook (21 Things I Wish My Broker Had Told Me) published the article “Tap tap tap… ‘hello’… ‘hello’… is this thing on? OK, ah, everybody, we’d like to announce the next real estate boom will begin in January…” in the winter 2009 issue of ALQ/Real Estate Intelligence Report where he reports that we saw the rise of the real estate industry from 2001 – 2005, the fall from 2006 – 2008 and we are now entering the recovery 2009 – 2011. Frank sarcastically, but truthfully, recalls that in the early 2000’s the media didn’t announce that the nation was in a real estate boom. The announcement of the real estate boom didn’t come until the end of 2004 – 2005, when the market was at its crest.

Frank writes that by 2005 he was hearing cab drivers talking about how many homes they had bought and how much leverage they have. He states that “When all is said and done, when the history is written, it will be determined that all those cab drivers – the amateurs who went into real estate investing too late – got burned” and that “the people who made money on the rise, it will be seen, were professional investors who knew what they were doing, who studied markets and armed themselves with the relevant data, and began their buying late in 2000 or even before.” Frank predicts that “some great fortunes in America are about to be made as we emerge from this market.”

It looks like Frank's theory holds true for the Deep Creek lake front real estate market. According to MRIS, the Deep Creek Lake area’s MLS provider, the average sold price for a detached lake front home sale in 2000 was $431,920. By 2005 the average sold price for a detached lake front house jumped to $835,843. Luckily the Deep Creek Lake area is a truly amazing four season resort destination with high vacationer demand, and although there has been a slight decline, we have avoided a significant portion of the national real estate price decline. The average detached lake front home sale in 2008 was down to $967,867 just a little shy of 2007’s height of $970,268.

Now is now a good time to buy a second home at Deep Creek Lake. Interest rates are at, or near, historic lows. Monthly payments are more affordable to vacation home buyers than ever and second home loan credit is readily available for qualified borrowers. Credit is flowing pretty easily for those with good a credit history, and not all bank programs require 20% down. Who thought that we would ever see second home loans in the 4.5% to 5% range?

There is also high level of housing inventory in the Deep Creek Lake area. There are a lot of great houses on the market at great prices. Not all sellers are in a pinch with a strong need to sell but some are... So far, in 2009 I have found some unbelievable deals for my customers and am in the process of purchasing a rental property for myself.

So - back to the original question:

Has the real estate recovery (or boom according to Cook) already started? The all-knowing Zen Master would say “we’ll see…”
